It’s called the “halo effect” and it will help you find home sellers. Here’s how it works. Let’s say your annual turnover in your zip code is 5%. That means 5 homes in 100 will sell in a year. So if your market is 5,000 homes, how will you find the ones that will sell?   The Halo effect says that some of us are more likely to sell our home because our neighbor is selling. We are influenced when our neighbor’s home goes on the market. We wanted to understand this phenomenon. We asked, “How much truth is there to circle prospecting around a home that hits the market?” How big of a circle and how long till the next home will sell? We did the math & here’s what we discovered. When a home goes on the market, there is a 60 to 70 percent probability that a second home goes on the market within a 10 house radius and within 3 to 6 months! The best part is you can do this anytime, in almost any market. Use your Zippy Mapper and search the address of the home for sale. Contact homeowners in a 10 home radius. ABSENTEE OWNERS INSTANT ACCESS

 When you’re looking for a quick way to reach into a new market, here’s a hotspot to consider. Bring out-of-state owners relevant news that affects their home’s value. Reminder: This hotspot can generate local listing opportunities. Agents also gain access to off-market properties for your local buyer clients. Step 1. Make a List of absentee homeowners. Step 2. Filter the list by state Step 3. Deliver home sales news to each owner.   Tip, check the Zippy Mapper and see where absentee owners have bought.   Step 1. Make a list of absentee owners.   Open Zippy Lists’ “List Maker”. Type “S” here to start your search. Now for occupancy type, select Absentee owner. We want absentee owners who have an email address, so we’ll type any email address that ends in “.com” to filter out the ones that do not. Right now, we’re showing a list of 1000 records. Take a look at the states where these absentee owners reside.   Step 2. Filter by State.   Now, we go to the mailing state. California is at the top, which is where this Zip Code is. Wisconsin, New York, Arizona, Nevada, et cetera, follow. Let’s choose Arizona. Here we see 23 results. There’s a likelihood that Arizona residents who own a property at this Zip code may not be aware of what’s happening in their remote property’s neighborhood. The cities in which these people live are also shown here. You can download this list and send a postcard or email. Make a call if they are not on the “DNC list”.   Step 3. Deliver home sales news to each owner.   Let’s take an example of one of these properties, and see how you can create local news. From your Zippy Lists table of contents, select the Zillow Map, which opens to our Zip code of interest. Find any properties that have recently sold, such as within the last seven days. Now let’s open Zippy Mapper. You can see that there is a collection of green and orange icons, Orange icons represent absentee owners. Do a search on the address of the property that just sold. See that there are absentee owners behind, across the street and around the neighborhood. Take a look. Where do they live? Anaheim, Huntington Beach. I doubt they know that this house sold. So let’s give them a call. This one, Seattle, Washington. We can contact them as well. There’s an email address. We can send them a message. And this one over here, Harrison Township, Michigan. Here’s another tip. Check the Zippy Mapper and see which streets absentee owners have bought and be first to call with the news.   ​

Take a Benefits snapshot.   To take a snapshot, google this keyword “housing tax benefits for baby boomers”. Let’s start with a post from Turbotax.   Step 2. Identify Baby Boomers.   Use your List Maker inside of your Zippy Lists. You can use these shortcuts. To begin, we clear our search by typing “S” to start. We are interested in baby boomers who are currently occupying their homes. They may be considering downsizing. So we pick owner-occupied first. What about length of ownership? It’s useful for very long term ownership. However, you will miss a lot of baby boomers that way. Here’s another way. Old email addresses. Most people tend to stick with emails throughout their lives. So you can find emails from the baby boomer generation. Begin, for example, with aol.com. Try also hotmail.com and Yahoo.com. Shorten our list by picking length of ownership.   Step 3. Build your List.   Let’s build a list. So we’ll do aol.com. Select all of these and copy them. Copy these into My Prospects sheet. Return to List Maker. Try yahoo.com and copy some more.   Have you ever wondered how to get the inside track to corporate relocation business? Here’s how in 4 easy steps. 1. Identify companies. 2. Get notified fast. 3. Get the Zippy Lists you need. 4. Make lists of company employees.   Reminder: You’ll use List Maker in Zippy Lists, so you will need your desktop or laptop for this one.   Step 1. Identify fast growing or large companies in your market.   You can google employers statistics in your area. For this example, we use Zippia.com.   Step 2. Get notified fast for opportunities.   Set up Google alerts for these companies. Add keywords such as “contract awards”, “expansion plans”, “relocation”, and “layoffs”. Take a look in this video guide for “How to set up Google Alerts”   Step 3. When you get an alert, identify the neighborhood’s zip codes. Purchase the Zippy Lists you require.   To do this: Use Google Maps to locate the company locations. Identify the surrounding zip codes. Google your city’s zip code map for this. Open your corresponding Zippy Lists from your Console. Order any additional ones you may need.   Step 4. Make a Relo list for each company.   Introduce yourself and your services.   ​

MILITARY PERSONNEL SHUFFLE

With tours of duty, reassignments, and relocations, many military personnel are shuffled every 2 or 3 years. Your Zippy Lists helps you get the list, and be first. There are 2 methods. Method 1. Officer rank personnel. This method works best for officer rank personnel. Method 2. Enlisted and NCO personnel. This second method works best for enlisted and NCO personnel.   Reminder: For this hotspot, use Zippy Lists on your desktop.   For both methods. First, locate military bases in your market using Google Maps. Here, you’ll see North Island, which is the Naval Air Station in San Diego, California. Locate the front gate for North Island. Here, North Island is home also to Coronado Island. Order the Zippy Lists for 92118, or select the list from your Zippy Lists Console.   For Method 1, Officer rank personnel.   Select your List Maker here. Begin your list. first type “s” to start. The US Navy HQ is in Arlington, Virginia. The Naval Academy is located in Annapolis, Maryland. We will build a list of officers who now reside there. Select Absentee owners. Then select the mailing address state: Virginia and Maryland. In Virginia, we see Norfolk, Fredericksburg, McLean, Alexandria, Falls Church. For Maryland, we see Germantown, Potomac, Baltimore. Copy these lists to My Prospects. Use CTRL C to copy. CTRL Shift V to paste.   For Method 2. Enlisted and NCO personnel.   Select Camp Pendleton from Google Maps. It’s the Marine Corp base also located in San Diego County. As you see, the Zippy Lists we order first is for 92058. An important military benefit is the VA loan. This loan is commonly used by military personnel to purchase their home with up to 100% financing. Use your Zippy Lists to identify home owners who have a high loan to value ratio. In List Maker, begin a new search. Select Owner-occupied. Now compare these two columns: Sold Amount and Loan Amount. Closely matched values are likely bought by military personnel. Check the ones that are candidates. Give priority to those that have owned their property for 2 years or less. Now copy and paste your list to My Prospects. There you go.   Destination cities can be lucrative markets and often difficult ones to break into. With Inside Track to Jet-setters, this hotspot can help get your foot in the door.   Reminder: Begin with the end in mind, the homes you will be listing, and work backwards. Use your Zippy Lists on your desktop to make your lists.   Because Jet-setters typically have multiple homes throughout the country, there are 3 Steps Step 1. Pick a destination zip code, or affluent neighborhood. Step 2. Make a list of jet setters & identify their complementary cities. Step 3. Get the Complementary Zippy Lists zip code and repeat step 2. Here’s an example.   For Step 1, we pick Beverly Hills 90210 as the affluent neighborhood. Step 2. To make a list of jet-setters here, simply select absentee owners. Now from the Mailing state dropdown, choose a complementary destination. For Step 3, let’s also pick the prestigious zip code for Park Avenue and 5th Avenue, 10022.
